House Review – Beware of the GASPMM!

I went to an open inspection last Saturday and saw a 2 bedroom unit.  I’d like to share my findings.

You have to read to the end to find out about the dreaded … GASPMM!

So, what about this unit?  Let’s start with the positives, shall we?

  • Located close to Alice Springs central business district (CBD)
  • Located securely inside land block away from main street.
  • Very good condition
  • Solid hollow block brick construction.
  • 2 Good sized bedrooms
  • 1 bathroom and laundry
  • Big yard area for a unit
  • Double carport
  • Nice kitchen
  • Backyard garden shed
  • Would be in high demand for a rental
  • Very clean presentation
  • Very livable
  • In excellent condition; move in ready
  • End unit, so neighbors on only one side.

And, now the less than positives …

  • Living room a bit small.
  • Overall, not very much indoor living space.
  • A bit dated
  • Nothing stands out, no apparent “wow” factor.

Now, for the price.  You can have all this for the handsome price of …

$348,000!  (Click here to see listing.)

Is this a reasonable price?  Well, I just did a search on realestate.com.au and it shows 37 2-bedroom units for sale in the $300,000 to $400,000 price range.  And, most are in the high $300s.  So, this looks like the going price for a well presented, well located, 2 bedroom unit in Alice Springs.

For those folks who don’t live in Alice Springs (or Darwin), have you caught your breath yet?  Is your jaw still on the floor?

The high Alice Springs property prices never cease to amaze me.  I wonder where it’s going to stop.  But, that’s a word not used much to describe the Alice property market … STOP.  Doesn’t seem to apply.

I keep watching – in amazement – as prices continue climbing.  You’d think they’d have to STOP and rest for a while; take a breather; take a short nap; take some time off.  But, Alice Springs property prices never seem to sleep, never seem to slow down, never seem to take a break, NEVER SEEM TO STOP.

But, just when we start taking the price climbing for granted, the “Giant Alice Springs Property Market Monster” (GASPMM) may decide to throw a monkey wrench into the gearbox.  The GASPMM may decide it’s time for a break; just lie down and go to sleep.  Just when we least expect it; just at the wrong time.

So, beware of the GASPMM!
